Preconstruction Services
Here at EBCO we prefer to start building our projects at the start of the Start of the preconstruction
phase. By doing this we provide a solid foundation for our Owners from the development of the project
though the projects maturity and completion. This allows our Owners to develop a solid team relationship
and to enjoy the exception value of the finished project. Some of these pre- construction services
include:
General Contracting
According to construction history the traditional form of contracting follows the General Contracting Service route.
This methodology involves the Owner first hiring an Architect to design and deliver a construction document package
upon which the Owner bids out competitively to Contractors for the lump sum contract. General Contracting is also
sometimes referred to as the Design-Bid-Build method. Through EBCO's relationship with its Owners, we often use an
alternate of this methodology that allows our company to team up with the Owner and Architect in the design phase
and thus provide a Negotiated Design-Bid-Build service.
Construction Management
Construction Management(CM) programs, like Design-Build programs, offer great incentives to Owners and
project teams. In the construction management program the Contractor and the Architect are both selected
by the Owner to work together throughout the life of the project. Two major forms of the CM program are
widely used today. The first being an Agency CM program in which the Contractor works as a consultant
paid on a fee basis to act as the Owners agent. The second form of the CM program is the CM-At-Risk in
which the Contractor gives a guaranteed maximum price to the Owner which in many ways is similar to the
general Contractor program in its legal nature but the Contractor starts earlier in the program. Because
the Owner selects the Architect and Contractor in the same time period this creates many benefits for
this program. Some of these benefits EBCO has portrayed to their Owners and projects teams are:
Team Cooperation
The three major entities of the project team (Owner, Architect, and Contractor) are closely working
together from the start of the project through its completion. This team cooperation in turn reduces
the amount of disputes and claims among all team members of the project.
Time Savings
Construction starts sooner than the traditional design-bid-build method giving the Owner a
completed & usable structure in a shorter time duration.
Cost Savings
The Owner obtains great value for their dollar in that the Contractor is working
with the Architect through the design and gives suggestions on materials, methodology,
that will enhance the Owners project and ultimately save the Owner money.
Design Build
One of the most advantageous programs for any Owner looking for the best team approach and a single
point of contact comes from the design-build program. In this method, the Owner provides a contract
with EBCO who provides an alliance with an Architect for the project design. This allows for all the
benefits shown in the Preconstruction Services Section plus the streamlined design and construction
process saving the Owner time & money. Some of the many benefits EBCO offers in using design-build are:
